At Capital Building & Design communication is the foundation of our process. We share all information necessary to the project to ensure quality results. We diligently plan and implement every project and our meticulous planning process ensures your project proceeds with minimal disruption and causes as little stress as possible.

 

Initial Consultation – Obligation Free

 

Dan will visit your home for a comprehensive, no obligation, free consultation to discuss your objectives and review the overall feasibility of the project. You will be asked to discuss specific concepts and individual needs and advice and guidance will be provided.  Dan will discuss your plans and ideas and create an innovative, bespoke but practical design that will reflect your lifestyle. The initial consultation helps us to understand your needs so that we can give an accurate estimate of the project costs and time to complete your project.

 

Determining The Scope Of The Project

 

Once you have approved the initial budget estimate a recommended draftsman or architect will be engaged to create detailed project plans.  If necessary, a meeting will be arranged between the client, draftsman/architect and the builder. Dan will talk you through the plans and address any questions, concerns or alterations to the scope of the project. 

In order to provide an accurate quote it is crucial that Capital Building & Design be provided with detailed project drawings and necessary project documentation.

 

Finalising The Quote

 

Once the project documentation has been finalised we are then able to provide you with a detailed quote. For large scale projects a "one off" nominal fee of $250.00 is required prior to Capital Building and Design submitting the quote. Should you decide to proceed with Capital Building and Design the fee paid for the quote will be deducted from the contract sum. If our quote is not within your budget we can discuss alternative options that will help you to accomplish your primary objectives. 

 

Contract

 

Upon finalisation of the agreed design and cost of the project, we then formalise the agreement with the presentation of a building contract and detailed specification. The contract is then signed and the appropriate deposit is paid.

 

Construction

 

Once council approval has been granted, the construction phase will begin. Prior to construction commencing, Dan will meet with you on site to plan and explain the building process. All work will then be carried out in accordance with the plans and specification set out in the contract. Dan will ensure the construction remains on time and on budget and that any issues are resolved promptly.

 

During the build we will arrange regular site meetings to discuss specific project items, project progress and any specific concerns you may have regarding the project.

 

Regular inspections will be scheduled at each critical stage throughout the building process to ensure that all contracted work complies with the relevant building codes.

 

Billing Terms

 

A payment schedule will be created prior to the signing of the contract. 

 

Post Construction

 

At the handover stage we provide you with a completion pack that includes, but isn’t limited to, photos during the build, warranties & guarantees for materials, appliances and trades and compliance certificates.

Upon completion we will arrange a final site meeting where we will walk you through each room, allowing you to inspect the completed project to ensure the contracted works are completed to a satisfactory standard.
